Fees for the lease plans are a fixed price starting from £95.00 (+VAT) when no site visit is required.
A lease plan is a drawing, which shows the demise within a property, which is owned as a lease. Lease plans are also commonly referred to as ‘Land registry drawings’.
Lease plans are required if you sell a property with a new lease of 99 years or if you are extending the existing lease. If you are extending a property, which has a lease the lease plan will need to be drawn with the new extension as the lease of the property would have also changed.
Lease plans have a specific criteria to meet, this criteria is what will make the lease plans land registry compliant. Plans drawn by estate agents are most commonly not land registry compliant and also not accurately drawn to scale.
For Lease plans to be compliant there must be a scale bar in metric units that can be scaled from to measure the plan. The northing arrow must be shown with a location plan. The outline of the property must be drawn in red which is sold in the lease. The communal areas must be outlined in green.
The drawings we create are extremely accurate and are measured using laser measures. We use the latest CAD software to produce the lease plans. All lease plans are emailed once completed in PDF format. We can also provide hard copies if needed.
