When submitting an application to the local authority, they will need to understand the appearance of the existing property and current site characteristics. Proposed drawings will also be provided to identify the alterations. The case officer will use the planning drawings to assess the overall development and apply the current planning policies to justify their recommendation.
Planning drawings and permitted development drawings include the same level of detail. The drawings accompany the permitted development application to give the planning officer a visual representation of the existing and proposed scheme, so they can give their decision whether to issue the lawful development certificate or not. We have a very accurate knowledge of what falls under permitted development and at what point is crosses over into full planning.
To submit a planning application to the council, planning drawings will normally always be required. This could sometimes be floor plans only, if for instance your changing the use of a building. All planning application will include a site location plan (scaled at 1:500 or 1:200) and a location plan (scaled at 1:1250). Sometimes, if no external changes are required then elevations and roof plans are not always required, however, we always advise speaking to the council before to find out what is exactly required and to validate the planning application without delay.
We commonly take between 10 and 15 working days to complete the first draft proposal which is suitable for planning submission. Should you require amendments then this will take additional time. The nature of the proposal will also have a large impact on time due to the scale of the development. We will always give a guideline to how long it will take to achieve the completed product.
