New Home and Flat Extension Approval in Camden

New Home and Flat Extension Approval in Camden, NW6

Project Overview

This project involved the approval of a new home on a site previously occupied by garages, together with an extension to the existing flats next to the former garage area at Westcott Court in Camden.

The scheme required a careful planning-led approach because it involved intensifying the use of the site, replacing existing garage structures with residential accommodation and improving the existing flats. For developers, small infill sites like this can offer strong potential, but they often require detailed assessment of design, neighbouring amenity, access, parking, refuse, outlook and the relationship with the surrounding buildings.

As part of the planning application, our architects in Camden provided architectural design and planning services, preparing a clear proposal that responded to the site constraints and Camden’s planning requirements.

Whether you are exploring garage redevelopment, infill housing, airspace development or extensions to existing flats, Detailed Planning can help assess feasibility, develop the design and manage the planning application process from start to finish.

Design & Planning Strategy

The design strategy focused on making better use of an underused garage site while ensuring the new home and the extension to the existing flats sat comfortably within the wider residential setting.

The new dwelling was carefully considered in terms of scale, massing, layout, outlook and general appearance. The proposal also needed to address the relationship with neighbouring properties and the existing flats, ensuring the development would not cause unacceptable harm in terms of daylight, privacy, overlooking or sense of enclosure.

For the existing flats, the extension element was designed to improve accommodation while remaining proportionate to the host building. The overall scheme balanced the commercial objective of unlocking development value with the planning need to deliver a high-quality, appropriate and policy-compliant proposal.

From a planning perspective, we assessed matters including residential amenity, design quality, access, parking, refuse storage, private amenity space, outlook and the impact on the surrounding area. As experienced planning consultants, we prepared the drawings and supporting documents needed to present the scheme clearly to Camden Council.
