Design & Layout
The proposal forms a classic L-shaped rear dormer: a main rear box dormer with a return over the outrigger. Internally, the layout delivers:
- Front bedroom in the main roof (typically served by rooflights to the front plane).
- Second bedroom over the rear outrigger within the dormer volume.
- Shower room positioned at the rear of the dormer for efficient drainage and natural ventilation.
We optimised head height along circulation routes, set sanitary ware to maximise usable floor area under slopes, and planned storage into eaves zones. The external treatment uses materials sympathetic to the host roof, with careful set-backs from the eaves and ridge to keep the massing proportionate and neighbourly.
