New Build Dwelling Approval in Slough, SL1
Project Overview
This project involved a new build dwelling on land between 9 & 11 Snape Spur in Slough. The site had previously been subject to a refused application prepared by another architect, so the project required a careful planning-led approach from the outset.
Our role was to review the previous planning issues, redesign the proposal and engage positively with the council before submitting a full planning application. We first sought pre-application advice to test the principle of development and understand the council’s key concerns, before preparing a refined scheme for formal submission.
As part of the planning process, our architectural design services focused on creating a new home that complied with relevant space standards, provided suitable parking and garden space, and achieved an appropriate appearance within the surrounding street scene.
Whether it’s securing planning permission or unlocking the potential of a constrained site, Detailed Planning’s experience helps clients manage planning risk and move forward with confidence.
Design & Planning Strategy
Following the previous refusal, the design strategy focused on resolving the planning concerns and preparing a scheme that could be properly justified against local and national planning requirements.
The new dwelling was carefully designed to comply with internal space standards, while also providing a practical layout, usable private garden space and suitable parking provision. The scale, form and general appearance of the proposal were developed to sit comfortably within the surrounding residential context.
Pre-application advice was used as an important first step, allowing us to engage constructively with the council before committing to the full planning application. This helped shape the final design and ensured the submitted proposal responded directly to the relevant planning considerations.
From a planning perspective, we assessed matters including residential amenity, outlook, daylight, privacy, parking, garden provision, design quality and the relationship with neighbouring properties. As experienced planning consultants, we prepared a clear planning case and liaised with officers throughout the process.

Outcome
Planning approval was secured in December 2023, allowing the client to progress with the new build dwelling after the earlier refusal.
The approved scheme demonstrates the value of a careful planning strategy, particularly where a site has already experienced a negative planning outcome. By reviewing the previous issues, engaging with the council through pre-application advice and preparing a compliant, well-considered design, we were able to achieve a positive result.
