For this mid-terrace property in Leytonstone, our clients wanted a high-quality garden room outbuilding to create flexible space for work, hobbies and relaxing—while keeping the main house and garden character intact. Because the outbuilding was positioned forward of a principal elevation, it did not fall within Permitted Development (PD) and therefore required a full Householder Planning Permission. This can be more sensitive due to the streetscene presence, so we carried out early feasibility checks, prepared a robust submission and coordinated specialist inputs to secure approval.

Planning Strategy & Submission
Although many outbuildings can proceed under PD, front-of-principal-elevation siting removes PD rights, triggering a full planning application. We:
- Confirmed the need for planning permission due to siting forward of a principal elevation and set out a strategy to address visual impact and neighbour amenity.
- Produced clear scaled drawings (plans, elevations, sections) showing heights, massing and distances to boundaries for straightforward officer review.
- Considered amenity and garden usability (daylight, outlook, retained open space) and proposed modest massing to suit context.
- Trees & Arboriculture: With trees nearby, we coordinated an Arboricultural report (BS 5837) to evidence tree constraints, Root Protection Areas and appropriate construction methods, integrating mitigation measures into the proposal.
- Managed the submissions process end-to-end and responded promptly to case officer queries.
Design & Detailing
The footprint and height were carefully set to balance internal usability with neighbour-friendly massing. Key moves included:
- Balanced proportions that sit comfortably in views from the street and neighbouring gardens.
- Robust envelope (insulation, air-tightness, damp protection) to support comfort and reduce running costs.
- Daylight strategy using glazed doors and a picture window; a rooflight option was explored to draw light deeper into the plan.
- Buildability—detailing suitable for competent contractors and straightforward maintenance.
