Rear extension and garage conversion in Clayhall: a connected ground floor on Herent Drive

A rear extension can improve much more than the size of a kitchen. At Herent Drive in Clayhall, Detailed Planning’s approved design brings a former garage into the everyday life of the house, creates a more sociable kitchen and seating area, and connects the rooms with a raised garden patio.

Redbridge Council granted householder planning permission for 87 Herent Drive on 12 June 2026, under reference 1259/26. The approval covers the conversion and enlargement of the garage into habitable accommodation linked to the main dwelling, a single-storey rear extension, a raised patio with steps down to the garden, and changes to doors and windows.

A new bedroom connected to the house

The existing garage and garden storage occupy a useful part of the site, but their position separates them from the principal living accommodation. The proposal converts and enlarges this area to form a bedroom, reached through a connecting lobby.

That connection is important. The room becomes part of the home’s internal layout, with a route back to the kitchen and other ground-floor facilities. It offers flexibility for sleeping accommodation away from the front living room, rather than leaving the garage as a detached part of daily life.

Our garage conversion service considers how the new room connects with the rest of a property, as well as the work needed to make the former garage suitable for its new use. Here, the planning permission specifically requires the enlarged house to remain a single home.

A kitchen with room to sit and talk

The rear extension creates space for a kitchen and seating area looking towards the garden. A rooflight introduces light from above, while glazed rear doors provide an outlook across the patio. The kitchen can therefore accommodate time spent together as well as cooking.

The front living room and adjoining dining area remain recognisable parts of the plan. This gives the ground floor different settings for everyday activities, with the new rear space adding another place to gather. A utility area and bathroom sit off the hall, keeping practical facilities close to the main circulation route.

The extension projects around 2.44 metres beyond the original rear elevation. Its value comes from linking and reorganising the existing spaces as well as adding floor area. This is a useful starting point when considering a house extension: the most effective design is not necessarily the deepest one.

A patio designed around the neighbouring gardens

The raised patio creates an outdoor space immediately beyond the kitchen, with steps leading down to the garden. Because a higher terrace can change views towards adjoining properties, the proposal includes side screening and planting next to No. 85.

The neighbouring buildings also informed the extension’s depth. The rear projection aligns with the extension arrangement at No. 85, while the converted garage element remains shallower than the comparable development at No. 89. These relationships helped shape a proposal suited to its particular setting.

The new and replacement flat roofs use a coordinated treatment, with parapet walls and coping stones. Brickwork to the rear and render to the relevant front and side faces are specified to match the existing house. The aim is to give the linked additions a consistent appearance.

Developing the practical details

After planning, the technical work considered how the new bathroom and kitchen drainage could connect with the existing system, alongside structural information and the shared sewer. These are the practical matters addressed through our Building Regulations drawing and technical design service.
