Rear extension in Enfield: a garden-side bedroom and flexible living at Athole Gardens

A narrow rear extension can change how the rest of a house works. At Athole Gardens in Enfield, our proposal places a ground-floor bedroom beside the garden, allowing the former front bedroom to become a separate living space. Changes to the kitchen and dining area make better use of the existing footprint alongside the new addition.

Enfield Council granted householder planning permission for the single-storey rear extension on 10 July 2026, under application 26/01916/HOU. This project shows how our architectural services in Enfield can bring room planning and the constraints of a particular site together.

A garden-side bedroom and more choice of living space

The extension projects approximately 4.45 metres from the rear of the house, occupying a narrow strip beside the existing patio. Its bedroom has a rear window and sliding doors opening towards the patio, giving the room an outlook and a direct connection to the outside.

Moving the ground-floor sleeping space to the rear releases the bay-fronted room for living use. The existing rear living room also remains separate, so the proposal provides a choice of places to relax, spend time together or find some quiet. The bedroom forms part of the main household layout, sharing the home’s facilities.

This is a useful consideration when planning a house extension: the value of the additional space also depends on what it allows the existing rooms to do.

Connecting the kitchen and dining area

The proposed plan opens the dividing wall between the kitchen and dining room. Cooking and eating can therefore share a connected space, while the separate living rooms retain their own uses. The garage remains, with a utility area arranged behind it.

A storage area and WC sit along the side of the ground floor, and a rooflight is shown over the storage area. These supporting spaces help the new bedroom fit into the wider plan. Reviewing circulation, storage and everyday routines together is part of our architectural design service.

A modest addition with matching brickwork

The extension uses a flat roof enclosed by parapets, with coping stones and brickwork specified to match the existing house. Its narrow footprint leaves the main patio outside the living and dining rooms. The rear and side elevations explain how the addition sits below the main two-storey house and beside neighbouring buildings.

Matching external materials is also a condition of the permission. The kitchen opening requires structural detailing, with the beam and supporting piers to be determined during the technical stage. That work is part of the separate coordination covered by our building regulations and technical design services.

Resolving the drainage condition

The permission required sustainable drainage details before above-ground works. Enfield approved those details on 2 November 2026 under application 26/04172/CND. The supporting scheme includes two 250-litre water butts, rain gardens using existing flower beds, and permeable patio paving. Together, these measures address how rainwater is handled within the garden, with maintenance included in the proposals.
