At Victoria Road in Wood Green, Detailed Planning secured a Certificate of Lawfulness confirming an established property’s use as two self-contained flats. The work centred on explaining how the two homes functioned independently and documenting the history of that use.
Haringey Council issued the certificate for 18 Victoria Road on 8 July 2026, under reference HGY/2026/1452. It confirms the existing use as two self-contained flats within Use Class C3. This was an existing-use application, rather than permission to carry out a new conversion.
Two homes within an existing house
The drawings show a layout that does more than divide the building horizontally. One home occupies part of the ground floor, with a living room towards the front, a bedroom behind it and its own bathroom. The former garage provides a separate kitchen and dining area.
The other home uses the rear ground-floor kitchen and dining space, together with accommodation upstairs. Its first-floor plan includes bedrooms, a living room, utility space and bathroom facilities. This arrangement distributes the rooms across different parts of the original house while giving each household its own facilities.
Independent circulation is central to understanding the conversion. The plans identify separate entrances and show which rooms belong to each home. Residents can reach their accommodation without passing through the other flat’s private living spaces. These everyday relationships are also important when considering a flat conversion in London.
Drawings that make the arrangement clear
Our drawing sheet places the earlier house layout alongside the existing arrangement. This makes the changes easy to follow: the garage becoming a kitchen and dining room, changes to room use and the separation of the accommodation.
Colour coding distinguishes the two homes on the existing plans. That is particularly useful here because one flat extends across parts of both floors. Simply labelling the drawings “ground-floor flat” and “first-floor flat” would not explain the actual layout accurately.
Confirming the established use
The application combined the drawings with a supporting statement and records of the property’s history. The task was to present a clear account of the existing use for the council to assess. Detailed Planning’s role in this application was to document and support that case; the underlying conversion had already taken place.
The resulting certificate gives a formal planning record of the use described in the application. Choosing the correct application route and assembling relevant information are part of our planning consultancy service.
Keeping planning and technical approval distinct
The certificate relates to planning lawfulness. It does not confirm Building Regulations compliance, and technical regularisation is a separate stage.
Our Building Regulations and technical drawing service can support the assessment and coordination needed alongside a property’s planning position.
