Extension In Lambeth Conservation Area – Lawful Development Approved

Extension Lawful Development in Lambeth Conservation Area

Project Overview

This project involved a rear extension at a property on Clapham Manor Street in Lambeth. The client had previously faced a refusal, so the key challenge was finding a realistic planning route that would allow the project to move forward.

Our architects in Lambeth reviewed the planning history, conservation area constraints and permitted development position carefully. We identified that the proposed rear extension was not restricted by the relevant Article 4 Direction, meaning the scheme could be pursued through a Lawful Development Certificate rather than a further full planning application.

This allowed the client to finally find a clear way forward and secure confirmation that the extension could proceed under permitted development rights, even though the property is located within a conservation area.

Design & Planning Strategy

Following the previous refusal, our strategy focused on avoiding unnecessary planning risk and establishing whether permitted development rights could provide a more certain route. We carefully reviewed the Article 4 restrictions affecting the area and confirmed that the rear extension was not caught by the relevant limitation.

The design was then developed to comply with the permitted development criteria, including the required limits on depth, height and relationship with the existing dwelling. Clear architectural drawings and supporting information were prepared to demonstrate that the proposal fell within the lawful development parameters.

Our team coordinated the Lawful Development Certificate submission to Lambeth Council, presenting the scheme clearly and giving the council the information needed to confirm the extension was lawful.

Project Highlights

  • Previously refused project successfully redirected through a lawful development route
  • Rear extension approved under permitted development in a conservation area
  • Article 4 Direction reviewed to confirm the rear extension was not restricted
  • Clear planning strategy helped the client find a viable way forward
  • Additional ground floor space created to improve the home and garden connection
  • Comprehensive drawings and documents prepared to support the application

Outcome

The Lawful Development Certificate was granted in May 2024, confirming that the rear extension complied with permitted development rules and could be implemented without a further full planning application.

This was a valuable outcome for the client, particularly following the earlier refusal. By identifying that the rear extension was not covered by the Article 4 restriction, we were able to unlock a practical route forward and help the client complete their extension with greater certainty.
